Important - Our Local Offers

In April 2011 a new government regulatory framework was introduced by the Tenant Services Authority.

The new regulation focuses on landlords getting back to basics and working with tenants to deliver services that produce real improvements. The new jargon word for this is 'Local Offers'.

What are Local Offers?

The Tenant Services Authority has set out six areas of standards on which the Local Offers are to be based, these are:

  • 1. Tenant Involvement and Empowerment
There are three main areas covered by this standard, these are
    • Our customer services, the choices you have about what those services are, how they are delivered and how we manage your complaints
    • How we involve you and empower you to make decisions and choices,
    • how we understand and respond to your individual needs.
  • 2. Home Standard
The Home Standard is a commitment to provide you with a decent home, in good repair, that is suitable for your needs. Our homes need to meet the 'Decent Homes' or other standards and be warm, weatherproof and meet health and safety rules.
  • 3. Tenancy Standard
The Tenancy Standard covers how we must let our homes and ensure we make best use of them. It also states that we must continue to set your rents using the government’s rent setting formula and make sure your tenancy agreements should meet legal and other rules.
  • 4. The Neighbourhood and Community Standard
This sets out how we must work with our residents and other agencies to ensure communal areas are well managed, to ensure safe neighbourhoods and that anti-social behaviour is effectively controlled.
  • 5. The Value for Money Standard
This sets out how landlords should manage their resources to give residents cost effective, efficient and good quality services and homes.
  • 6. The Governance and Financial Viability Standard
This standard applies only to Housing Association landlords, not local authorities, so does not apply to us.

Once these Local Offers have been agreed we will provide you with a new style Annual Report that lets you know how we are meeting the standards you have helped us set in the Local Offers.

Adur has a long history of involving its tenants in service provision, so we are in a fortunate position to be already aware what is important to you and what your priorities are.

Many of you will have responded to previous surveys, come along to our annual tenants’ conferences, be members of local residents’ associations or the Adur Consultative Forum. You will also have received a copy of out Tenants’ Compact which set out the service standards previously negotiated with you.
