Local land charges (property searches)
Adur Council runs the local land charges register to give people certain local information they need when buying homes and other land or property. A local land charge search can tell you of any obligations or restrictions that are enforceable against the property. A search does not provide details of ownership of the property or land this information is available from Land Registry (see below).

The cost of local land searches is reviewed annually and new charges come into effect at the beginning of April each year.
The local land charges fees from 1st April 2009 until 31st March 2010 :
- LLC1 only Search (By DX or Post) £12.00
- LLC1 only (Electronic) £10.00
- Basic Search (LLC1 + CON29R Enquiries) (By DX or Post) £133.00
- Basic Search (LLC1 + CON29R Enquiries) (Electronic) £131.00
- CON29O Enquiries (Optional) £7.00 each
- Part III Enquiries (Additional) £10.00 each
- Additional Parcel £6.00 each
- Additional Parcel for Personal Search or LLCI only £1.00 each
- Personal Search £11.00
Please note :
- For a basic search the fee includes the sum of £15.00 payable to West Sussex County Council as Highways Department.
- Where a CON29O Form is submitted separately, i.e. not as part of a full basic search, this will incur an additional one off fee of £12.84. The cost of each Optional Enquiry on the form remains the same at £7 each. Should Optional (Highway) Enquiries Nos. 4, 5 and 22 be requested, an additional fee of £15, on top of the above fees will be required.

- Please make cheques payable to Adur District Council.
- Client cheques will be accepted, however, these need to be indemnified by the submitter of the search request.

Submitting a search
We are able to process Postal, DX and NLIS and Personal Searches.
For Postal and DX searches, a completed LLC1 request and CON29 must be submitted including a plan of the property to be searched and the correct fee as detailed above.

We are currently working on Level 2 of the NLIS hub and can receive searches and payment electronically and in most cases provide an electronic response.
Personal searches
Personal Searches can be pre-arranged by giving 24 hours notice (subject to staff availability) : Monday to Friday 10:00am - 12:00 noon, or 2:00pm - 4:00pm.
A Personal Search is an inspection of the Local Land Charges Register, it can be arranged as above and be carried out by anyone on payment of the relevant fee. Please note that a Personal Search does not provide all the information given in a full (LLC1 & CON29) search.
We aim to have completed searched returned within 10 days of receipt to follow Government guidelines, our current average turn around time is 5 working days.
Access and Charging Arrangements for Property Information
Statutory and Public Registers containing Planning and Building Control, and Environmental Health information can be viewed through the use of the Information Computers in the self service zone at the Civic Centre.
Other Planning and Building Control or Environmental Health information which forms part of the Land Charge Search CON29 Enquiry Form can be obtained direct from the Planning and Building Control or Environmental Health Services.

You can also find out on-line who owns a particular property and how much was paid for it by using the new Land Registry on-line service. The site will also allow you to see a property's boundaries and any restrictions put on its use. The site makes a small charge for this service (£2 in Jan 2005) which is payable on-line.
